Georges started in 2017 after going to university, getting a job, and then getting fired. He then got his license as a realtor with the intention of becoming a real estate investor. His wife also owned a condo that she rented out and eventually sold to acquire a fourplex. He’s scaled from 1 to 17 properties in just under 4 years. His biggest leap happened when he got a coach to help him scale. Georges is now spending a lot more time managing his portfolio while selling less real estate. His net worth has grown substantially and he will eventually reap the rewards of all his sacrifices. It’s not an overnight process. Paula and Jake were both paramedics and they wanted out! Paula quit her full-time job in 2019 and Jake more recently in 2021. They were able to replace their incomes with the active income earned by flips, land severance, and new build projects. They focus on the London, Strathroy, and Stratford, Ontario markets. They’ve often found that simply severing a lot is sometimes better than building a new house. Their biggest tips are to hire a planner, a project manager and choose the best of trades! Also, if you’re hoping to invest in land and flips, you will need relationship-based financing to acquire development projects. You need private funds and plan accordingly. Lending institutions do not lend on this type of project at the beginning. Raising capital and creative financing is a must! There are huge opportunities to create your own deal rather than getting into bidding wars and doing the same as everyone else. Their new focus is on doing fewer projects that are more profitable. They’re focusing on the best ROI for their time!

Jude has been working on heritage homes for a few years. She discusses the pros and cons of buying an older home with unique features and owning a piece of local history. Jude shared some resources you can use to evaluate the potential of a heritage home as a principal residence or a flip. Determining heritage designation or upcoming designation is very important before buying an older property. Things such as windows, staircases, flooring and so much more could become part of the designation. The most common is the roof, The interior elements are rarely covered but could be. You can restore the heritage elements but they need to look the same. The best use for investors is a high-end flip as there is a very big premium price tag that goes with renovated heritage homes.

Laneway houses are a recent phenomenon in Toronto and Vancouver. Craig & Ryan are designing homes ranging from 500 sf up to 1700 sf with 3 bedrooms and even a basement! Toronto has great policies that help investors build laneway houses to increase density in older parts of the city. Utilities are connected to the main house and are then submetered. Beautiful designs have been created and most are 2 stories above great. It’s a very flexible building model that can even eventually be combined with the main house. It’s a harder resale market as there are currently no comparables. On the rental side, it’s amazing! You can get very high rents and revenue data from other investors. Laneway houses are development-charge free which is a huge saving. Parking requirements are null which greatly increases building opportunities.

Josh started out about 14 years ago and was slowly acquiring properties at the beginning. He eventually partnered with his friend Brent and they put their resources together and really grew their business in northern Ontario. They invested their capital, equity, and skillsets. They still self-manage even though they now own more than 90 doors. They are slowly adding to their team (Josh’s wife, etc.). They built it all without private lenders or JV partners. They did some no-money-down deals with credit unions, vendor takebacks, and more!

Josh also shared some amazing tips on how to work with credit unions, using collateral mortgages, and getting creative with loans and lenders. This has helped him grow and scale by using liens and other ways to build trust with lenders.
