Shawn’s life changed completely after he read Robert Kiyosaki’s books 7 years ago when he learned how to invest in real estate. He began buying cash-flowing assets. It was a tough beginning with no cash and living paycheque to paycheque. He hustled and took on up to 3 jobs at once to buy his first investment properties. While doing this, he became obsessed with real estate investing and absorbed all the content he could – podcasts, YouTube videos, mentors, etc. As a new real estate investor, his goals changed along the way as he quickly surpassed his 5-year plan. He’s now doing development in Belize and much more! His main tips are to take action by finding out what’s driving you? Accountability is also an important part of any successful investor. Laneway houses are a recent phenomenon in Toronto and Vancouver. Craig & Ryan are designing homes ranging from 500 sf up to 1700 sf with 3 bedrooms and even a basement! Toronto has great policies that help investors build laneway houses to increase density in older parts of the city. Utilities are connected to the main house and are then submetered. Beautiful designs have been created and most are 2 stories above great. It’s a very flexible building model that can even eventually be combined with the main house. It’s a harder resale market as there are currently no comparables. On the rental side, it’s amazing! You can get very high rents and revenue data from other investors. Laneway houses are development-charge free which is a huge saving. Parking requirements are null which greatly increases building opportunities.

Josh started out about 14 years ago and was slowly acquiring properties at the beginning. He eventually partnered with his friend Brent and they put their resources together and really grew their business in northern Ontario. They invested their capital, equity, and skillsets. They still self-manage even though they now own more than 90 doors. They are slowly adding to their team (Josh’s wife, etc.). They built it all without private lenders or JV partners. They did some no-money-down deals with credit unions, vendor takebacks, and more!

Josh also shared some amazing tips on how to work with credit unions, using collateral mortgages, and getting creative with loans and lenders. This has helped him grow and scale by using liens and other ways to build trust with lenders.

Ava started out as a realtor in a small city in Alberta. She eventually had a dream to move to Vancouver but wasn’t ready for big-city realtors! She hit some hurdles but decided to look for opportunities. She kept meeting investors that were hitting a wall due to the high price tag of local investments. That’s when she realized there must be a place where investors could deploy their capital! With CPI, she’s now matching investor capital with active operator investors in the states, pooling together capital to purchase much larger assets.

CPI’s focus is on 30-50 million dollar assets with at least 100 doors. The company has been around for a while and now has a constant deal flow. It’s all about creating strong business relationships. CPI brings in the funds to make the deals happen and also sits on the GP to ensure a smooth process. Canadians are very conservative investors in general and still need to learn about how to deploy their capital internationally. CPI is focusing on education first and helping hundreds of Canadians become successful investors.

They are a very creative couple that invests in eastern Ontario, eastern Canada, and now in the US! They’ve done a lot of Joint Ventures which is great but they can be a lot of work. Jennifer is more involved with numbers and François is more of the social media and relationship manager. Their top tip is “no rush, no pressure”! Time is of the essence, it can take a few months or more to cultivate leads and partnerships.

François works with a “sales” funnel to match up buildings and investors. Which one comes first; the building or the investors? You need both! Fill your funnel with potential buildings and potential partners to acquire the deal. This couple also focuses on secondary and tertiary markets to find deals. They recommend you build close relationships with realtors and wholesalers, let them know what you’re looking for. He got his first taste of appreciation with this property and was able to quickly build some equity that he then used to move on to more active projects.

Buying discount multi-family properties has helped Ross acquire good properties with some vacant units. This is how he was able to get the best rent and analyzed the properties. He asked for a discount and asks a lot of questions, the worst you can get is a no! Everything can now be done remotely, take advantage of technology.
