Navigating Landlord & Tenant Regulations in 2023

Kayla Andrade is the podcast guest for this week.

Advocate for landlords and investors in Ontario, working to improve the landlord and tenant board system and streamline applications for non-payment of rent.

She is an expert in rent reporting and tenant screening and works to ensure access to justice for both landlords and tenants.

Kayla Andrade learned that the Landlord and Tenant Board was making updates to the applications that can be filed through the portal. This included applications for rent collection, co-op applications, and applications for property owners who want to move into their own units.

However, the Landlord and Tenant Board was already falling apart before the pandemic and with the influx of applications due to the financial burden of the pandemic, the backlog is expected to take over another year to address.

She is advocating for a streamlined approach to non-payment of rent applications, as well as tenant screening and rent reporting to protect landlords and ensure tenants are held accountable. With the help of initiatives and solutions, Kayla hopes that access to justice can be provided for landlords and tenants alike.

Unlocking Capital with Private & CMHC Lending Strategies

Dalia Barsoum is the podcast guest for this week.

Founder of Streetwise Mortgages, a boutique brokerage that works primarily with real estate investors across Canada. She has funded over $1 billion in mortgage volume and helps investors scale their residential and multifamily portfolios.

After finding out that qualifying had become tougher due to rising interest rates and the stress test, she began to look for new programs to make deals work. She discovered net worth programs, self-employed programs, extended amortizations, and exceptions that could help investors.

She also saw an increase in private lending, with higher returns and scarcity around construction financing. Finally, she learned about the MLI Select program offered by CMHC, which offered an increased loan to values, reduced insurance premiums, better rates, and extended amortizations–all of which could help investors.

Dalia’s methods allowed her clients to make their deals work and their money work for them.

Resort Renovations: From Nothing to a 200-Guest Venue

Helen Christopher is the podcast guest for this week.

A former teacher and current real estate investor who purchased Brooklyn (now known as Camp Brooklyn) two years ago.

She specializes in renovating and building resorts and also runs events such as weddings, work retreats, and family getaways.

Helen Christopher and her family sold their house to purchase Camp Brooklyn and began living on the property in a tiny 400 sq ft nurse’s office. She began renovating and investing what they could to make it more guest friendly.

After seeing the property while attending a wedding, they fell in love with the 60 acres of usable land and the nostalgic buildings. With the help of her father in the construction business, they began transforming the property into a resort.

Through podcasts and YouTube, she learned about the short-term rental business and now offers a variety of lodging and packages, including weddings. Despite the long hours and lack of balance, Helen is passionate about her dream and continues building the resort.
