Mid-Term Rentals

The more traditional long-term rental real estate investing strategies and even short-term rentals are under pressure for a number of reasons:

  •  LTB delays and backlogs for long-term rentals
  •  Inability to raise rents to match the cost of living (Ex: for 2023 despite inflation being at an all-time high, we can only increase rent-controlled units by 2.5%)
  • Local authorities licensing and banning STR (Recently London, and many others are in discussions)
  • Increased maintenance and management time and cost on STRs (not everyone has time to manage these types of rentals while also working full time)

Here are 10 main reasons why we are making the switch, because:

  1. The LTB and RTA suck for us landlords in Ontario and the mid-term rentals provide much more flexibility. 
  2. Mid-term rentals have higher cash flow than long-term rentals producing a much better ROI especially as rates keep increasing.
  3. With Mid-term rentals, we have the ability to increase our monthly income anytime we want based on demand by raising the nightly rents for the next occupants or reducing the discount on stays longer than 30 days.
  4. We love the increased control and can choose which units to do this with (For example the units that would be rent controlled in a multifamily property vs those that are new and not rent controlled).
  5. We can charge a cleaning fee and other fees, unlike long-term rentals.
  6. Unlike STRs that come with an HST due, mid-term rentals fall in a different category. 
  7. We can accept or decline any inquiries based on our own preferences (pets vs no pets, prior reviews from prior stays, adults only).
  8. We can avoid some of the short-term bylaws in the cities that have implemented bylaws by renting over the 28-day threshold.
  9. Mid-term rentals have the ability to attract a different renter profile, often homeowners in transition, professionals, executives on longer trips and more.
  10. Plus lastly, we can always pivot if needed to short or long term without having to do cash for keys or any of that BS!
There aren’t many rental management companies that are able to manage Short or Mid term rentals as many established management companies out there are sticking to the long-term rental strategy.
 
So we decided to build our own management company for not only our own mid-term properties but are going to be offering it to other select investors as well!
