Understanding Private Lending and Investing with Registered Funds

Guest: Susan Flanagan, Real Estate Investor and Mortgage Agent

Susan Flanagan started real estate investing by accident when she was an Emergency Nurse but soon got her hungry for more and ended up with a second investment property in little over a year and has now been investing in Real Estate for over 25 years.

Her Real Estate journey started with a condo purchase in the early 1980’s, then continued on with purchasing duplexes, student rentals, rent-to-own projects and also homes to fix and flip even while working in nursing in California.

While still buying properties Susan also started lending money from her RRSP funds for mortgages. Initially, it was hard to find people to lend money to but once it started taking off she soon ran out of her own money and started helping investors make a connection with others who had private money to lend.

Susan was effectively brokering deals so she realized she needed to obtain a mortgage licence so that she could assist borrowers and lenders on a regular basis. Now as a Mortgage Agent, specializing in Private Lending through her company PrivateMoney4Mortgages.com powered by Streetwise Mortgages (License # 12900).

Now, most of her real estate investing is done with private lending for mortgages through registered funds (RRSP, RESP, RRIF, TFSA, LIRA) as well as using cash.

You will learn about:
– Great Private Lending tips and its risks
– Different investing options
– Understanding registered fund investing
– Financing insights and tips

Innovative Approaches to Finding Money Partners and Deals

After training as an international professional athlete for 15 years Sarah Eder took the first steps in real estate by helping a highly successful property management investor manage over 150 doors. This investor was also a master at joint ventures so when Sarah was not in a position to get her own mortgages she still had the confidence and knowledge to be able to raise over 7-figures in real estate investments in a little over 3 years.

Guest: Real Estate Investor, Sarah Eder

After training as an international professional athlete for 15 years Sarah Eder took the first steps in real estate by helping a highly successful property management investor manage over 150 doors. This investor was also a master at joint ventures so when Sarah was not in a position to get her own mortgages she still had the confidence and knowledge to be able to raise over 7-figures in real estate investments in a little over 3 years.

Now as the owner of Sarah Eder Investments, she is using a more complicated joint venture approach to not only focus on more traditional 50/50 flips, but also multi-family properties and larger-scale developments and commercial conversions that require more than one JV partner.

With the mind of a savvy, socially connected millennial she uses an innovative approach in looking at the real estate investing world differently than most and is able to find 50% of her JV deals through social media, where she is very active.

Now a full-time investor, coach, and mentor, when not developing innovative ways to raise capital, she is mentoring others on how to successfully use joint ventures. She has been on multiple stages speaking about these topics and her success has been recently featured in Canadian Real Estate Wealth magazine.

You will learn about:
– Tips on structuring deals
– What is VTB (Vendor Take Back) Mortgage
– Raising capital tips and strategies
– How to find money partners and deals and what you need to know

Getting Through the Pitfalls and Analysis Paralysis to Multi-Family Investing Success.

Britta Hild started in the world of real estate investing in 2011 purchasing a 5 unit building in Toronto. Having only previously bought a primary single unit residence she was unprepared for the added work to close the deal and handling the day to day life of a landlord. She quickly learned about property management, renovations and tenant relations through doing these tasks on her own.

Guest: Real Estate Investor and Landlord, Britta Hild

Britta started in the world of real estate investing in 2011 purchasing a 5 unit building in Toronto. Having only previously bought a primary single unit residence she was unprepared for the added work to close the deal and handling the day to day life of a landlord. She quickly learned about property management, renovations and tenant relations through doing these tasks on her own.

These early real estate investing challenges did not deter her, rather they served as great lessons for Britta when she pursued a subsequent joint venture in Hamilton with another multi-unit property because of the benefits of having more doors in one building.

The current market in the GTA is changing rapidly and it is essential to have a plan in place to make sure that your real estate investments are working for you and not the other way around. This was brought home in a very stark way for Britta when her mother fell seriously ill and she was able to look after her full-time knowing her properties were cash flowing.

Never one to tire of talking about real estate investing, Britta understands the concerns, worries and benefits of being a real estate investor and landlord, from financing to renovations to tenants.

You will learn about:
– Benefits of having multiple tenants
– Tips on how to overcome your real estate investing struggles
– Tips on building a solid team
– What new investors should be aware of
– Tips on finding and screening tenants
