Ian Tait is a proponent of part-time investing, or in his case, having a “proper” full-time job and using real estate investing to augment life, structure debt, and provide financial gains for retirement as well as providing for his kids’ future.

He has been investing in real estate since he was 20 years old, just outside of Vancouver, BC, in the Fraser Valley.  He has owned properties including bare land, multi-family duplexes, apartments and condos, as well as acreage and recreational property. While Ian has structured most of his investments in an incorporated company, he also runs a small property maintenance and management company.  

Ian’s strategy has been to invest in one or two properties and then flip to create more money and then invest again. When his landlord offered his condo to him at $33k Ian realized the benefits of condo investing and his only regret was not taking the later offer of the remaining 10 units in one purchase. He now owns a handful of condos that are full of equity, great tenants and require minimal time spent on maintenance because the condo fees cover many of the typical costs.  

While real estate investing is a passion of his, it’s currently only a side project, as he works full time as an Advanced Care Paramedic in Chilliwack BC.  His hobbies revolve around his two kids (11-year-old Cooper and 7-year-old Gavin), as well as planning and taking extended world travelling with his wife Megan.
